INTRODUCTION

On behalf of Atkinson (Aberford) Limited (the ‘Applicant’), DPP Planning are preparing to submit a planning application to North Yorkshire Council for outline planning permission for development of up to 62 dwellings on land east of Common Lane and west of the A162, South Milford.

The application is expected to be submitted in Summer 2026. Prior to this, the Applicant is committed to engaging with the local community and key stakeholders through public consultation. This process is a vital opportunity for you to view the proposals, share your thoughts which will help shape the future of the site. Your feedback is important and will be considered as part of the planning process. We invite you to take part in this consultation and contribute to the vision for this important development.

 

 

Site Context

The site, outlined in red on the aerial image below, covers an area of approximately 2.65 hectares and comprises a single field, generally flat in topography. It is bounded on all four sides by hedgerows, with some openings in the hedgerows along the western and southern boundaries.

To the west of the site is Common Lane, and across it, a large housing development, constructed in the early 2000s. To the northwest are a number of older dwellings, although still relatively recent. Directly north of the site is another field. To the east of the site is the A162 road, and across the A162 is agricultural land, as well as the Milford Garden Centre and The Maltings Tea Rooms.

To the south of the site is a footpath from Common Lane to the A162. Beyond the footpath is land that benefits from outline planning permission, under reference ZG2025/0983/OUTM, for the erection of up to 180 homes and associated landscaping.

 

The Proposal

The planning application seeks outline consent with all matters reserved except access. The appearance, layout, scale, and landscaping of the scheme are to be confirmed at a later date via reserved matters applications. However, an indicative scheme has been produced to provide a rough guide for development at this early stage. This is shown in the image to the right.

Vehicular access to the site will be provided from Common Lane via a new T-junction, with pedestrian access provided from multiple points along Common Lane and the footpath to the south, with a footpath “ring road” around the Site. Areas of public open space are indicatively proposed in the northeast and south of the site.

The scheme is outward facing with roads bounding the boundaries or the site and the dwelling facing Common Lane, the A162 and land to the north and south of the site.
