Proposed Re-Development of Turnhead Farm

Introduction

Welcome to our public engagement page for Turnhead Farm.

On behalf of Mulgrave Developments Ltd, DPP are excited to announce plans for the proposed re-development of Turnhead Farm to deliver 30 new high-quality dwellings on the site that blend contemporary design with sustainable materials, creating unique and attractive homes for sale.

Now is the time to let us know what you think about the design proposals ahead of the proposed planning application being submitted.

Undertaking public engagement with the local community in advance of submitting a planning application is an important part of the process for the applicant and allows members of the public and the local community to engage with the vision for the site and to provide valuable feedback on the proposals.

Once the application has been submitted there will also be an opportunity to comment as part of the planning application process.

The site

The site is located to the north of Barlby, North Yorkshire. The site is approximately 1 hectare in size and currently comprises buildings associated with Turnhead Farm.

The site is bound to the north by farmland, and to the west by the River Ouse. To the east is York road, connecting the site to the existing built-up fabric to the south associated with the settlement of Barlby. Many of the agricultural buildings are in poor condition.

The site is accessed from York Road to the north east. York Road is a bus route connecting Selby to York via the settlement of Barlby. There is a bus stop on this route about 130m from the site. The site is highly accessible and constitutes a sustainable location to build new residential properties.

There are no listed heritage assest in the vicinity of the site, and it is not located within a conservation area.

The site is primarily located in Flood Zone 1, with an area of Flood Zone 3 to the west of the site where no development is proposed. The site is therefore at a low risk of surface water flooding.

The Proposal

The proposed development will provide 30 new, high-quality dwellings in a mix of semi-detached and detached houses with the following split:

· 1no. 1-bed dwelling

· 8no. 2-bed dwellings

· 11no. 3-bed dwellings

· 10no. 4-bed dwellings

The development will include 6 affordable dwellings (20%) on the site with a range of 1-bedroom to 4-bedroom dwellings.

Each dwelling will have its own private rear garden and at least one allocated car parking space with some properties also having a garage. It is proposed that the dwellings will be constructed in brick, in-keeping with other dwellings within Barlby. 

Access to the site is off York Road and the existing Public Right of Way across the site will be retained. The dwellings will be set in an attractive landscaped setting.
