DPP Planning are preparing to submit a full planning application on behalf of Strategic Green Land Ltd to develop 74 dwellings with 35% affordable housing at the Former Sandham Middle School Site, Perowne Way, Sandown, Isle of Wight, PO36 9BX.
The site
The Site is located within the settlement of Sandown in the south east of the Isle of Wight. The Site was previously Sandham Middle School, which closed in 2011 and has remained vacant since the demolition of the former school buildings.
The Site is predominantly surrounded by residential development to the east and south, with playing fields, a sports centre and The Bay School located to the north and west. The area has a suburban character comprising of low-rise, family-oriented homes with a mix of housing types ranging from traditional one and two-storey detached and semi-detached homes to more contemporary housing developments.

The Proposal
The proposals are being progressed through a full planning application. The full planning application is for a residential development of up to 74 dwellings, which will comprise of a mix of private (65%) and affordable housing (35%). The residential mix will include 2, 3 and 4 bed dwellings including terraced, semi-detached and detached houses which will be complemented by landscaping and parking areas throughout the Site.
The proposed scheme has been carefully designed to reflect the low-rise, suburban character of the area and will be in keeping with the one to two-storey scale of surrounding housing. The 74 homes are arranged to ensure the development is well-integrated within the existing neighbourhood, with a focus on reducing visual intrusion and preserving the feel of a suburban environment. The development also includes private gardens, parking provision, and appropriate landscaping including tree planting and communal green spaces. These spaces will support local wildlife, and create opportunities for informal recreation and community interaction.
The proposal includes 48 private homes and 26 affordable homes to meet the local affordable housing needs. All the proposed residential buildings would be two-storeys in height, providing a mix of terraced, semi-detached and detached properties. The proposals have been designed in accordance with the Isle of Wight Planning Policies and Guidance, with all 2-bed properties having at least one parking space and all 3 or 4 bed properties having 2 parking spaces.
A new vehicle access is proposed from Golf Links Road, with additional pedestrian and cycle access to the site via Perowne Way and via the existing Shared Use Path than runs along the western boundary of the site. Improved raffic calming measures are proposed on Golf Links Road to improve safety and to enhance the liveability of the residential area. The proposed development is well connected to existing public transport options, including local bus routes and Sandown train station to the South of the Site.
The proposed development seeks to make efficient use of land which has been previously developed in a sustainable and accessible location, in accordance with both local and national planning objectives. The reuse of this former school site for residential purposes is aligned with the Isle of Wight Council’s strategic objectives to deliver high-quality and affordable housing, particularly in sustainable urban locations such as Sandown.
