Proposed Redevelopment - Christie's Farm, Cholsey

Introduction

DPP Planning are preparing to submit planning and listed building consent applications on behalf of Grundon Sand and Gravel Limited (henceforth referred to as ‘Grundon’) to South Oxfordshire District Council for the restoration, repair and reuse of the buildings on New Barn Farm (now renamed Christie’s Farm), Wallingford Road, Cholsey OX10 9LA to accommodate a farm shop and café, as well as a multi-purpose commercial space, and ancillary buildings, car parking and bus stop improvements.

Undertaking public consultation with local stakeholders in advance of submitting a planning application is an important part of the process for the applicants and allows members of the public and the local community to engage with the vision for the site and to provide valuable feedback on the proposals. 

 

 

The site

The Site (edged in red) is shown to the left. It covers an area of approximately 2.4 hectares of land on the northwestern side of Wallingford Road, approximately halfway between Wallingford and Cholsey.

The Site contains a large 18th century barn, which is Grade II listed by Historic England. Two lean-to structures are located to either end of the listed barn, and a stable is located to the immediate northeast of the listed barn. Southwest of the listed barn is a modern barn, known as the Atcost Barn; further southwest are the remains of a Cow Shed.

The Site also includes a strip of land extending southwest towards Green Lane.  

The Proposal

The proposed development involves the restoration of the listed barn, its lean-tos and the stables and repurposing them for use as a café and farm shop, alongside ancillary features such as toilets and storage. The Atcost Barn will be similarly restored, albeit for use as a flexible commercial space for the sale and/or manufacture of artisan goods. 

Space to the northeast of the buildings will form the main car park of the Site, containing 120 car parking spaces; this will be accessed from new access points leading to and from Wallingford Road. The strip of land leading to Green Lane will form an additional access and overflow car park with 48 spaces. The proposal also includes improvements to the existing bus stop on Wallingford Road, with the stop being moved south, and provided with a lay-by and shelter within the grounds of the Site. Finally, the proposals also include enhancements to the Agatha Christie Trail, with a dedicated footpath to be provided through the site.
