Demolition of the existing B&M retail unit and subsequent erection of a partial 5/6-storey apartment building at Broad Road, Sale, M33 2AE

Introduction 

DPP Planning are preparing to submit a planning application on behalf of Ropley Properties Limited which seeks outline planning permission with all matters reserved except for access, for the demolition of the existing B&M retail unit and subsequent erection of a partial 5/6-storey apartment building, comprising no more than 69 dwellings at land off Broad Road and Wharf Road, Sale, M33 2AE. 

Undertaking public consultation with local stakeholders in advance of submitting a planning application is an important part of the process for the applicants and allows members of the public and the local community to engage with the vision for the site and to provide valuable feedback on the proposals.  

The site

The site (edged in red) covers an area of approximately 0.33 hectares. It is currently occupied by a B&M discount store, with car parking to the west and north, and servicing yard and access to the east. It is extremely accessible by public transportation, with Sale Metrolink station just 120 metres west of the site, with Green Line trams to Altrincham and Bury, the latter via Manchester city centre, and bus stops located between 80 and 270 metres from the site with frequent bus services to Altrincham, Crumpsall, Middleton, Wythenshawe, Manchester Airport and Eccles. The site is also within 10 minutes’ walking distance of Sale town centre, containing a large range of shops and services. 

PROPOSAL

The proposal is for the demolition of the existing B&M retail store and subsequent erection of an apartment block on the site. As the proposal is for outline permission with all matters reserved except for access, the plans below are indicative of the maximum extent of development sought by Ropley Properties; details of the proposed building are to be finalised in a future reserved matters planning application.   

The indicative layout shows the erection of a partial 5/6-storey apartment building, comprising 69 one- and two-bed apartments. The building will be set back from Broad Road, with planting and landscaping separating the building from the footway, improving the pedestrian experience along Broad Road.  

All upper floor apartments are provided with either full or Juliet balconies, while ground floor apartments will have enclosed private terraces, ensuring a high provision of private amenity space. Furthermore, where the building steps down towards the east, a roof terrace is to be provided, in addition to a private garden at ground level; these provide communal amenity space for all residents. Vehicular access to the site will be provided using the existing servicing access off Wharf Road, which will lead into a small parking courtyard with 22 parking spaces. 

The proposed development will use materials sympathetic to the local area, notably having much of the building faced in red brick, reflecting the nearby existing architecture. The indicative site layout can be seen in the image below, with further plans and CGIs shown at the bottom of the page.
